Flats present particular difficulties once a buyer is secured because completion times stretch to 169 days on average. Terraced and semi-detached houses move through the final stages more rapidly with an average completion window of 149 days after an offer is accepted.

Rightmove chief executive Johan Svanstrom highlighted that this summer represents the longest recorded period for completing transactions. He emphasised that an average 154-day wait after finding a buyer remains excessively lengthy and pointed to regional variations where delays become even more pronounced. Economic mobility depends heavily on smooth housing transactions and Svanstrom advocated for increased digitalisation of conveyancing steps together with improved information standards that benefit all parties involved.

Multiple factors contribute to these prolonged timelines including extended property chains, legal complications and the added layers involved when leasehold interests are transferred. High volumes of work handled by conveyancing solicitors have also emerged as a significant contributor to slower overall progress. With roughly 205 billion pounds worth of residential stock currently listed the successful movement of these assets could provide meaningful support to broader economic activity.

Regional Variations in Sales Speed

Analysis of nationwide patterns shows that properties generally reach completion more rapidly in northern England and Scotland compared with southern England and Wales. Scotland currently records the shortest overall timeline with an average of 127 days required to secure a buyer and finish the purchase. The North East of England follows closely with an average total duration of 194 days from initial marketing to final move.

Yorkshire and the Humber ranks third with an average of 207 days needed to complete the full process. At the opposite end London experiences the most extended timelines where locating a buyer takes 70 days on average and completion adds another 174 days resulting in a total of 244 days. Neighbouring regions such as the East of England and South East both average 237 days while the South West requires 233 days on average.

Further regional figures include Wales at 221 days, the West Midlands at 215 days, the North West at 209 days and the East Midlands at 218 days. These differences illustrate how local market dynamics and procedural efficiencies vary substantially across the country.

Local Authority Performance Highlights

The quickest completion times after securing a buyer occur exclusively within Scottish local authorities. Clackmannanshire leads with an average of 76 days followed closely by Angus and Dumfries and Galloway both averaging 77 days. Additional strong performers in Scotland include Moray at 85 days, the City of Edinburgh at 86 days and both Fife and West Lothian at 86 and 87 days respectively.

Outside Scotland the fastest completion occurs in North East Derbyshire where the process averages 120 days. North East Lincolnshire follows at 122 days and Chesterfield at 124 days. Conversely the longest completion periods appear in Slough with 229 days, Brentwood with 209 days and Colchester with 205 days on average.

Engaging a conveyancer early provides additional advantages because identity verification, source of funds checks and preliminary searches can commence before a buyer is found. Sellers who delay this step until after an offer is accepted lose valuable weeks that cannot be recovered. For leasehold properties requesting an extension from the landlord and obtaining management packs promptly can prevent further hold-ups since these documents often detail service charges and insurance obligations yet frequently require several weeks to compile.
